Upcoming Reston Gateway development will feature a dual-branded Marriott hotel

Reston Gateway (now also called “Reston Next”) sits between the Reston Town Center’s urban core and the future Washington Metro station, and has been in the works for much of the past decade. The mixed-use site is zoned to include, among other buildings, a 240 key hotel, although last year a proffer interpretation allowed Boston Properties to increase the hotel space to as many as 270 keys. It is now clear who will be managing the property.

The Donohoe Companies recently added the location to a hospitality portfolio to be branded as both a Residence Inn and an AC Hotel. This confirms what a source shared with Reston Skylines earlier this month, that the hotel building will include both an extended-stay component (Residence Inn) and a “boutique” component (AC Hotels by Marriott).

The hotel, which may be built up to 190 feet tall, will be situated in the center block of the four-block first phase. It is approved for up to 203K square feet of hotel space and 35K square feet of retail, including a restaurant. Construction on the overall Reston Next development, anchored by a pair of high-rise office buildings, began in 2018. One of these unfinished towers is already the tallest building in Reston.

The new hotel will join existing The Westin and Sheraton hotels as a third Marriott-branded hotel in Reston. A Marriott Renaissance hotel has also been announced as part of Comstock’s Reston Row development. There is no official word yet on when construction of either building will actually begin.

October 6 Update: The hotel is scheduled to deliver in 2023 per Donohoe’s website, and will include “270 guest rooms, 8,500 square feet of meeting space, a spa-style indoor pool and fitness facility, a full-service restaurant, and a spectacular rooftop bar and lounge experience.”
