Comstock completes acquisition of future “Reston Row” site

In a recent press release, Comstock announced that the company had closed on a deal with Fairfax County for the purchase of an acre of land near the Reston Station mixed-use development. This purchase completes Comstock’s single ownership of the land currently occupied by Sunset Hills Professional Center, which the company began acquiring in 2016. The eight acre block bounded by Sunset Hills Road, Wiehle Avenue, Reston Station Boulevard, and the Aperture apartment building is planned to be the home of the next phase of the Reston Station development.

Currently dubbed “Reston Row,” the northward expansion of the urban neighborhood is zoned for 1.35 million square feet total development. The most recent development plan approved by the county will use all the allowed square feet in the form of two office buildings (fronting Sunset Hills), an apartment or condo building (east corner), and a hotel (south corner). The number of stories per building was not proffered, but the Marriott-branded hotel was approved at a height of up to 350 feet, which would be taller than any building in the neighborhood and significantly taller than the buildings currently at Reston Station.

The land sold to Comstock is currently improved with a small kiss and ride lot primarily serviced by local shuttle buses. Last fall, the Board of Supervisors approved the sale to Comstock for 3 million dollars, contingent on the transfer of 147,690 square feet of zoning density from Comstock-owned land to the County-owned parcel on which the Metro Plaza District is built. The transfer of density increases the parcel’s value, thus increasing the rent income that Fairfax County collects from Comstock on the current 99-year lease.

Now that the sale is complete, Comstock intends to begin construction on the Reston Row development in the coming months.
