Sorrento, Reston’s newest apartment building, welcomes first residents

Sorrento is a new apartment community just south of the toll road in Reston.

A new apartment community in Reston is opening its doors to the public. Sorrento, a mid-rise apartment building on Roland Clarke Place, recently made its first units available for move-in. Sorrento contains over 300 apartments across its eight levels (seven floors and an exposed basement). Pre-leasing began in May after two years of construction.

The new building—operated by Lincoln Property Company—is located in a neighborhood that was formerly occupied by an office park, but which is now home mostly to residential. Within a short walk distance is the Reston Heights development, which offers restaurants and other services. A little further in either direction are Silver Line Metro stations, one of which (Wiehle Avenue) is already open, and the other is scheduled to open sometime in 2022. Fairfax Connector bus service to the community is provided along nearby Sunrise Valley Drive.

In the way of public amenities, Sorrento brings a little bit to the community in the way of a linear park along the south facade, complete with recreation tables, a few places to sit, and a miniature splash pad. Across the cul-de-sac to the west, the park continues as a landscaped path flanked by benches and picnic tables. Behind the building, a small tree buffer separates Sorrento’s eight-story parking garage from the nearby toll road.

Residents in each of the studio, one-bedroom, or two-bedroom apartments have access to an indoor/outdoor sky lounge, two interior courtyards, multiple community spaces, and fitness amenities. Along the eastern side of the building, a private dog park and outdoor fitness area will open soon. A public playground just offsite was built in 2018 as part of the nearby Sunrise Square housing subdivision.

With Sorrento now complete and open for business, that wraps up the new construction in the area of South Reston between Reston Parkway and Wiehle Avenue. To the immediate west of Sorrento, the nearby Sheraton Reston hotel reopened this month after a complete renovation, and JBG Smith has scaled back plans for new development at Reston Heights, the nearest mixed-use development. To the east, Foulger-Pratt’s plans for transit-oriented development at Association Drive have not made any visible progress in three years. Comstock Companies has plans to expand Reston Station’s Commerce District, but those also appear to be years away. With the long-term effects of the COVID-19 pandemic on commercial real estate still to be seen, developers have reason to be cautious, even in the burgeoning transit service areas of Reston.
