NIB Studio, City Tap House among new retail coming to Capital One Center

Capital One Center is currently home to a Starbucks and Wegmans, but not much else during the pandemic.

Signs of life have appeared for retail at Capital One Center. A nail salon and restaurant are coming to the ground floor of the Capital One headquarters tower in Tysons, a source has confirmed to Reston Skylines, and this news has been corroborated by recently issued building permits.

The nail salon, Nothing In Between Studio, has an existing location near Seven Corners, and will occupy new retail space in the building. City Tap House is a bar and restaurant chain with seven locations throughout the eastern United States, including One Loudoun in Ashburn. The restaurant will open in the place of the similarly-named City Works, which closed its doors last summer.

Capital One Center is an in-progress mixed-use development adjacent to the McLean Metro station—a transformation of the once-suburban headquarters campus into a dense, transit-oriented district that will not only employ thousands of Capital One employees, but also will include residential towers, hotel, performing arts center, and rooftop park. The property already is home to two office buildings (“M1” and “M2”), and two more buildings are now under construction: the performing arts center with rooftop park and hotel, and a 31-story office skyscraper (“M3”). A Wegmans supermarket opened last fall on the ground floor of former, and several more retail spaces are planned for the new buildings. At one point, a Davio’s Steakhouse restaurant was announced as a tenant, but in the years since then the restaurant’s presence has been removed from Capital One Center’s promotional materials. The only other publicly accessible retail at Capital One Center is the Starbucks in building M2.

With the rooftop park and performing arts center scheduled to open later this year, announcements of retail to fill out the buildings have remained scarce. Although the surrounding blocks are starting to see significant development, supporting street-level retail uses will be essential to drawing new residents and visitors to the neighborhood. The COVID-19 pandemic and resulting work-from-home conditions did not do the office complex any favors, but with a planned return to office, two new hotels opening this year, and the scattered residential developments within walking distance, there should hopefully soon be enough of a base to ensure the eventual success of the more than 70,000 square feet available for new restaurants, retail, and services at Capital One Center.

April 20 Update: Capital One Center has added Nothing in Between to the list of retailers on its website. The salon is advertised as opening this summer.
